1. Locational Clearance
Issued by the local government’s planning and development office, this permit ensures the proposed structure aligns with existing zoning laws and land use plans.
2. Barangay Clearance
A basic requirement obtained from the barangay where the project is located. It verifies that the local community has been informed and has no objections to the development.
3. Environmental Compliance Certificate (ECC)
Required for large-scale or environmentally sensitive projects. This is issued by the DENR after an environmental impact assessment is completed and approved.
4. Building Permit
The most critical permit issued by the Office of the Building Official (OBO). It allows construction to legally begin and ensures compliance with structural, electrical, mechanical, and safety codes.
5. Fire Safety Evaluation Clearance (FSEC)
Issued by the Bureau of Fire Protection (BFP), this clearance confirms that the building design follows fire safety standards before a building permit is granted.
6. Occupancy Permit
Secured after construction is completed. It verifies that the building is safe and ready for use based on final inspections and compliance with all approved plans.
7. Other Regulatory Requirements
Other requirements might be needed which may include:
- DOLE Construction Safety and Health Program (CSHP)
- Permits for utility connections (water, electricity, telecom)
